EL DORADO FOOTHILLS
El Dorado County is in the Heart of California's Gold Rush Country. Within this County there are great rivers, lakes, gold mines, historic towns, vineyards & incredible views. The town of Placerville is full of Gold Rush history and just to the north is the town of Coloma where gold was first discovered in 1848. There is a Historic Site that has been restored to the 1840's era complete with a replica of Sutters Mill where the first flake of gold was found. To the east of Placerville you'll enter the Apple Hill area which comes to life in the Fall with the orchards full of color and fruit and of course those delicious apple pies. Lake Tahoe is on the eastern most side of the County and offers year round recreation & entertainment. It has world call ski resorts and in the summer there are endless opportunities for hiking, swimming, biking & sailing. And don't forget to visit the south of the County where you'll find the County's wine growing area of Fairplay. The lush vineyards criss cross the Sierra Foothills and there are beautiful views from the hilltop tasting rooms with over 20 wineries to visit and cozy places to stay & eat.
SHELTER COVE
Shelter Cove is located on Northern California's Lost Coast. It is the perfect location to get away from it all. The town sits on a stunning section of the coast that is the perfect place to relax and take in the awesome beauty. This section of coast is referred to as the 'Lost Coast' as Highway 1 was built inland from here and makes this are more difficult to get to, this means it has kept it's peace and tranquility. But if you take the drive across the mountains you'll drop down to the most beautiful fishing community. This community was designed for vacation homes or retirement homes. You can watch the migrating whales pass by twice a year, explore the tide pools or spend the day golfing or walking along the beach. There is a convenient airstrip in town for those who don't want to drive. There are plenty of charter fishing boats available and plenty of fish to catch. No matter if you're looking for a vacation home or a retirement home you'll find the perfect location on the Pacific Ocean at Shelter Cove.
The purchase or sale of a home is one of the most complicated business transactions most people will be involved in during their lifetime. Whether the print is large or small, there is a lot of it! The purchase agreement covers not only the price of the property, but has many paragraphs governing the terms under which it will be conveyed to the new owners.
When you list your home for sale or when you begin your search for a new home, ask your real estate agent for a copy of the standard sales agreement. Familiarize yourself with the document ahead of time, and make certain you understand the responsibilities of both parties between the initial meeting of the minds and the closing date. You should be aware of all of the deadlines in the purchase agreement. Each contract is different, but there are usually time limits covering the structural contingency, the financing application, the loan commitment, and the closing.
You greatly increase the chances of a smooth transaction by being fully informed about the sales contract.
